Scheme Comparison;
The project's design has changed since the original bid scheme in 2007. It was amended following the bid in the lead up to the submission of a scheme in 2010, and then again in 2011 – this is the current scheme which the Planning Committee will determine on 30th November 2011. Below gives an overview of all the changes made to the scheme since 2007.
There has been a lot of discussion over the last 18 months about the overall size of the scheme and how it was much bigger than the bid scheme from 2007.
Whilst the October 2010 scheme did propose 30 more apartments than the 290 proposed in 2007, the amended scheme that will go before the committee is once again 290 apartments.
In addition:
- the heights of the main buildings were 2x 12 storey residential buildings and a 7 story office building. The current proposals involve 1x residential buildings of 15 storeys, 1 at 10 storeys and a 6 storey office building
- the amount of land that the bridge and path will use in Furnivall Gardens has also decreased since 2007 from approx. 20% of the total area of the Gardens to only 11% in the current scheme and much of this area will still be used for seating as it will be terraced.
- the office in 2007 was 11,000sq m and it is now only 8,150 sq m
- the distance between the bridge landing and Sussex House has steadily increased since 2007 from 6m to 9.1m in October 2010 to 14.7m now. The distance from the bridge landing to the closest part of the house is now 21m. This is the equivalent of the width of the A4 from the inside edge of each pavement.
Overall, the only increase in the size of the current scheme from the 2007 bid winning scheme results from the increase in the size of the apartments in line with the Mayor's London Housing Design Guidelines, ensuring the new homes will add positively to the area's housing stock
